Default Home owners insurance - Homes under 200k

I was wondering what you all are paying in the Denver area. I just moved up from Dallas and the average seemed to be about $1000 per year.

A friend of mine just got a house in Loveland and says it will be $100 per year. That almost doesn't sound right!

And as a side question...If a house burns who pays the cost of demoing the old house, the site prep, and the extra cost of building a home today? Is that built in?

Insurance depends on the type of housing, construction, size of lot (land doesn't burn) proximity to a fire hydrant, security devices, the stuff you are insuring...

$100 a year is way out of whack. $600-$1000 a year may be within reason.

Yeah for the price of 100$ he isn't getting anything rebuilt if his house burns. LOL

Average prices for around 200K house are about 700-800 like mentioned above. Ask the insurance company about their repair costs it differs from policy to policy, you need to check the declarations page of the policy and compare more than one. Most loan officers will have some reputable companies that can get you the best pricing, make them do the work for you.
