I have been stalking realtor.com and others keeping an eye on house availability, there is a good chance ill be out there before the end of the year with my family.

One thing I notice is that a lot of houses I find seem to have HOA's attached with them. Im thinking my first year will need to be a rental so i wont be as picky, but after that, Id REALLY like to have a decent home without an HOA. Are there any neighborhoods/areas on the southern side of denver (parker, castle rock, highlands ranch, etc..) that do not have HOA fees/rules?

as an FYI - its not that I maintain a trashy house, I just prefer to not live under someone else's (usually) ridiculous rules and getting fined if I get a dead spot in my yard or something.

There are HOA-less neighborhoods in western Centennial. Willow West (a section of Willow Creek) and Walnut Hills come to mind, along with Acres Green in Douglas County just south of County Line.

Not all HOAs are that strict. I don't mind living in one because it helps keep the values up. Plus the HOA in our area covers all the rec centers.

I agree with randomparent check out Centennial and parts of Littleton if you are against an HOA - Most of Centennial would be in Cherry Creek Schools which is the best school district in the state. I currently live in SE Aurora and my HOA tends to leave people alone as long as nothing too crazy is going on and the cost is pretty low and they include the trash service.

some neighborhoods in Lakewood also do not have mandatory HOAs

The Highlands Ranch HOA has been fine. Yes they have rules, but unless you're doing something blatantly gaudy or awful you'll get rubber stamped for pretty much anything.

I saw a settlement statement from a closing last December in Highlands Ranch where the Seller paid a $30,000+ fine for failure to maintain landscaping.

I bet this seller had been warned and fined many times. I have never even heard of a fine even close to that big. Did the fine include the cost to fix the landscaping? There is more to that fine that we don't know.

I have neighbors that have been warned about their landscaping. It has to be in pretty bad shape before the HOA will do anything.

I agree with this. We have received a couple of warnings in 12 years. One was for leaving our trash can out too long and the other was for a Christmas decoration that was left up too long. Other than that I like the HOA. It pays for my rec centers and maintains the parks and trails near my house, just to say the least.
