while your right, there is a loop hole at the moment, if you buy an existing home, and do an addition, you don't have to meet the new home construction requirements in terms of energy, we have a 1200 sqft. house right now with a 6000 sqft addition on our desks. lol
the area is still a mecca for the trust fund hippies that do, and will build. But not like it was in the past.
