I'm in Stapleton, which is fortunate to have a good choice of schools for both elementary and middle. There is a new HS that got off to a little bit of a bumpy start but I believe has gotten back on track, and there are also a couple of STEM charter high schools.

Great Schools ratings are a bit too reliant on testing data, but this is still a reasonable starting point to see where some of the better schools in DPS are

True. The OP would have to at least double her price to get into any good school attendance areas.

Yeah, you're right. That was a bit strong. I guess the price was a shocker. It does appear well-maintained, although I don't get that pile of rocks in the backyard. Is that a fountain? If it were $150K, then I would have said, "nice house!"

1100 sq ft, 2 beds one bath, no basement worth mentioning. And all for the low low price of $400k! I paid $44K for something like that in that area in the 90's, remodeled it to look like this listing and it had more sq footage and the addition was new and sold it for $120K.

We're living in a Fantasy Land to think that lil' home is "worth" $400k these days. But there you go.

Hi - I am a Realtor and work in the Denver area. I did a quick search in MLS and in the 325 - 350 area there are some really nice properties. Stay to the west if you want to be near hiking in the foothills, but almost everywhere will have walking paths and parks. Check out Englewood - a personal favorite of mine. Feels more urban. I see great homes there in your price point. Arvada is another favorite of mine - check out old town. Really important to figure out your jobs and be honest with yourself about how long a commute you can tolerate. Our traffic has gotten noticeably worse in the last two years and there is no relief in sight. Yes we have the light rail, but often you cannot park there - all filled up. We do have school of choice, and you can check out schools online, but I still think the teacher at the front of the class can be great or average at any school, regardless the rating. Good luck !
