Yeah, Bradburn has what you are looking for. Every house 5-10 minutes walking distance to our downtown that has many shops and restaurants. Just opened new building with a Fuzzy’s tacos (excellent margaritas) and 5280 Burger Bar and ice cream which makes 7 restaurants in our downtown and another 8 in the next door shopping area that’s just a little farther walking distance (10-15 minutes one way). Also Whole Foods which is really great, especially since they have lowered a lot of prices since Amazon took over.

As to home schools, they are excellent. My kid has been through them all and they are great. In addition to home schools though there are many charter magnet school options neighbors choose such as an arts magnet, STEM, language immersion, gifted magnet. Only negative of those is no busing.

Bradburn is like a small village where everyone knows each other. We have many community events and loads of kids running around. Halloween in here is epic.

A few of my neighbors have moved to Bradburn from Stapleton. They’ve told me that people in Stapleton were also very friendly but that the neighborhood isn’t really walkable in most places, and they believed Stapleton had higher crime. I don’t know if the latter is true though, we get the occasional car break in/theft here a few times a year and stuff stolen from open garages, not sure how that compares. Most places in any urban/suburban area will have this in my experience. They also said they didn’t like the way school assignments work in Stapleton, you don’t get assigned to the school closest to your house by default.

However, Stapleton has vastly more housing options than Bradburn due to its size.

I would agree with others that Bradburn may be worth a look into. With your budget you may want to explore Broomfield options too. While now it is not so walkable Broomfield has plans to create a downtown hub with restaurants, community spaces, outdoor concert space etc. Some of the areas close by are zoned for Boulder Valley School District.
