I feel like Denver metro Colorado isn't a good place to invest in my future (apartment, to rent)

Obviously it can't be an entire city that has become undesirable, but rather an indicator for you personally to move somewhere else. Some people grow, change, and prefer something different.

Kansas, there are some decent areas there. As a boy, we had relatives in the Colby, Hays, and Russell areas. Always enjoyed trips there because it was SO different from Colorado. Camping at Lake Wilson was cool because they had lightning bugs.

As an HVAC tech, it certainly opens up employment chances. Maybe spend some time over in the Kansas forum reading up on issues. Seems a lot of local posters over there bemoan the gang and drug problems in Wichita, so I don't know that I'd suggest it as a best place to go without visiting and getting more details. The suburban areas around Kansas City on both the Kansas and Missouri sides are very nice. My wife's company is based out of KC and we've visited numerous friends in the area. I could picture it as a great place to live.

Might also consider Omaha Nebraska or Council Bluffs Iowa. A quietly growing metro area along the Missouri River that is home to a large number of Fortune 500 companies and probably the largest concentration of millionaires outside of the top tier cities in the US.

I personally have a thing for Boise. Before we ended up buying a townhome here and staying in Denver, I was seriously considering Boise as a destination. I think that if you're looking for a place similar to Denver, but about 30 years behind the curve, that's it. There are plenty of decent homes in town in the $200k range.

You have good and valid reasons to move. I think it is an excellent idea. The fact that Denver is trendy and popular with lots of folks moving here should not sway your decision. Your circumstances are different than theirs. So do some research, pick a place and move. I think you will be very pleased you did. Sometimes it makes sense to take the equity and use it somewhere else.

I'm a former CO resident in suburban Denver. If you want lower cost, and want to stay in CO, get away from the Front Range. That is where all the people are moving, and creating high demand for housing. Thus the high costs. The only problem is finding a decent paying job, so maybe look in GJ, Pueblo, or other towns where you can find employment, and lower cost of housing.

If you buy a house that costs three times as much, but can afford it without financial distress, chances are pretty good you'll come out ahead over a longer period of time buying the more expensive home. If you truly stick to the theoretical example of saving the difference and putting it away where you can't get it, good for you. I'm sure 80-90% of the people who say they will don't do it. Life sure finds a way to "need" that $1200-1500 a month you "save" by getting the cheaper home.
