We are a family of 4 (2 girls 6yr & 9yr) moving back to CO after some time in Dallas. Looking at Ken Caryl Valley. We would like a close knit neighborhood where our girls can make some friends quickly. Looking for a 4 bedroom with a great backyard. Budget up to 900K. Three questions:


1) Are there really as many community activities as it appears online? Do many of the neighbors socialize together?
2) Opinion on Bradford schools (would be in 1st and 4th)
3) Best way to find homes that may sell "off market" (without ever being listed)? Seems it's a tough neighborhood to buy into. Is there a neighborhood Facebook page where neighbors list their homes early?

Number 3, there are a few ways you can do this. Find the moms board for the local area and ask on there if anyone is looking to sell. Hire a realtor and have them send out looking for a home postcards. Door knock the streets you like or send a letter to these addresses saying you are looking for a home in the area, why you love the area etc.

This might annoy some people but I also know home buyers that have had luck doing these kind of things in tight inventory areas (which is the whole of Denver right now!)

Ken Caryl Valley where my parents lived for several years is one of Denver's not so best kept secrets anymore; inventory has been low for the past 2-3 years and during the recession prices remained stable to even strong..Check out Manor Ridge, Barrington Ridge or the North Ranch. Another area to consider is one Valley north behind the hogback called Willow Creek, Willow Springs.
