With Trump in power till 2025 :-), I wouldn't be betting on a recession happening anytime soon; If you can, I'd buy ASAP!

Actually the majority of economists surveyed by the Wall Street Journal believe the next recession will begin in 2020.

If people keep leaving CO and the growth doesn't keep up (191K left the state last year), I'll be it could trigger an effect on housing prices. CO had the slowest growth in over 10 years last year: https://www.denverpost.com/2017/12/0...lation-growth/

People that say they are waiting the wave out to buy and will rent for more years are:

1. Bitter they missed out
2. Cant buy in at this point
3. Just bitter in general

Housing is going up all over the country not just in Denver. If you don't plan to buy soon you will be paying rent and losing money. Unfortuantely in Denver, rent is through the stratosphere.

Rent is finally loosening up a bit in Denver because the rental inventory has caught up somewhat. Still expensive though.
