Livecontent, I defer to you on this one since I know that you live in Arvada.

I was under the impression that Arvada had only a few areas left to build on? Most of the land west of there was either rocky flats territory or set aside for open space. Could be wrong though

Federal Heights - more specifically the area around Waterworld and west on 90th -
Is that a nice area? I was told the views of downtown from there are super. |

I lived in Federal Heights at Denver Cascade, which is all mobile homes, but very nice and clean, safe, too. FH has a great police dpt., and the other mobile home places in the area, for the most part are very nice also. The only complaint I ever had is the cost of parking your home there is high and getting higher, especially if you own a large double-wide. Denver Cascade, Kimberly Hills, etc., are near some nice little mom & pop restaraunts, water world, several great grocery stores, and sandwiched within a couple miles each direction of busy Wal-Marts (and you know that where there's a Wal-Mart, there's just about everything else you need!). It's also close to all the major thoroughways to DIA and Downtown Denver and all the north and central suburbs. The schools there are wonderful, as well. I don't think you could go wrong. There is a lot of new building going on in the area, but don't totally negate the mobile home parks....they don't have the "trailer trash" image they used to have, and most also are great little communities withing the community where you can be involved in neighborhood watch and several other organizations and ongoing events. Most have "clubhouses" with game rooms, meeting rooms, swimming pools, etc. I miss it!

regarding the area of 104th and Federal, there is a few relatively inexpensive town home complexes just to the north of that intersection, the area around there is busy with car dealerships and quite a few High end sub-divisions (1.5mil +, in which I designed some homes in) Ranch Reserve, The Windings, and Legacy Ridge. Any area around there is in pretty close proximity to Denver. |
