Hi all - I may accept a transfer and plan to move to Denver and my office will be along the 17th street. I intend to live in an apartment nearby (walking distance), two rooms, one garage, size preferably up to 1,500 sqft ...what kind of rental per month that I should expect?

If I were to buy, what would be the price range and monthly HOA/expenses, etc? I do not know how long I will be working in Denver and consider renting (save HOA/insurance) instead of buying. But I am flexible on both options.

Until someone in Denver chimes in, use padmapper.com to find apartments in that area to get a feel for rents.

Prices within walking distance to downtown are going to be high. You might want to consider living further out and taking the light rail to work. I used to work at 17th and Blake, and it was a nice walk from Union Station (or you can take the free 16th Street mall). You can go to the RTD website and find a map of the lines.

Apartments or loft rentals Downrown or LoDo, maybe ballpark or LoHi. Possibly Cap Hill

That's a little unrealistic, that's not a residential area and there aren't going to be a lot of rentals in a half mile area around there, which is what a 10 minute walk would be.

Have you been here to Denver to interview and visit and take a look and see the area?

But even if you expand the parameters, for something that size, with a garage? It's not going to be cheap.

It's going to be around $2500 a month rent for what you want. IDK, 400K 500K to buy? You could live north by Coors Field but I don't like that area, it's full of homeless and bar crawlers. Extend your walking range and go to North Cap Hill South Five Points. That's where you'll get your best bang for buck.

garage maybe, covered parking more probable, street parking is not advised.
the OP should consider Denver RTD lite rail, live locate next to a lite rail station.


zillow.com
has a great graphical interface and you can adj the settings for rental only.



transitional neighborhoods:
5Points, Clayton, Cole, Whittier, Swansea... For some reason Cap Hill has a higher than expected crime rate and street parking is impossible.
Not to say there is not the one off rental but in general use caution. Denver is not large enough to have big areas of ghetto so you can will find successful pockets of residential situations everywhere.



buy Denver real estate and you might wind up up side down on the property, if that is a concern.

HOA's fees are this and that but expect them to be ~$10+ / day. Thats a lot to pay for a middle management millennial to fumble around in a mid rise office while you are with out some sort of basic need like heat.
