That was a really interesting article to read. I have heard elsewhere that Denver has really seen most of its bottoming-out, and that it'll be among the first in the nation to start to improve overall. I think that's just because it was among the first to see the foreclosure crisis start.
Given that info, I'm wondering if my family made a good choice. We bought a foreclosed townhome in Lakewood that had been vandalized, so we asked for and got it for around 40K below its market value (or for around 75% of its market value), and were able to fix it up for just a couple thousand. The market values in this complex seem to have been fairly steady in the last couple of years and recent sales have been for around market value. So I'm really hoping that when we go to sell it, we'll be able to sell it for under market value and still be able to make a little money off of it. It does have a very nice, fairly new kitchen that fortunately wasn't vandalized, so I hope that helps. At least our mortgage+HOA is around 400 lower than the apartments around here, so that was a good financial choice, anyway. |

If you can cash flow $400+ a month that sounds pretty good to me. Unlike the housing market, rents are heading upward right now, so that margin will only be getting better over time.

I think that is highly-dependent upon demand in a particular area. That trend is not universal.
