Long time reader, first time poster.

What are the chances of finding homes with the following specs for under $300k (preferably closer to $250k)?

- Within ~35 minute commute to Denver
- 1,100 - 1,500 square feet
- ~2 car garage
- School district not highest priority but a factor for resale value
- Townhome is a possibility if it has a garage
- Move in ready or close to

So far I've found a few homes in Lochbuie and Frederick. The Frederick homes (Prairie Greens) seem to all be land-lease though.

All over Northeast in the areas nobody wants to be. Have at it, can even find a few with no garages west of Denver.

They are rare here compared to other places (in general), but in newer builds it shouldn't be much of a problem.

Do not focus on the purchase price focus on the monthly payment.

This is the year of the First time buyer. Colorado Housing Finance Authority (chfainfo.org) has down payment assistance money.

Plenty of inventory around 300k in Aurora. Might be slightly more, but you will also probably get a little more than 1500sf too. Whether it is 35 minutes away depends on where you work

35 minute commute to “Denver” is waaay too vague. The Denver area is very spread out, and it could easily take 35+ minutes driving from north to south and over an hour during rush hour. Before looking at where to live, you need to know where the job will be located.

I agree with 2bindenver on focusing on the monthly payment. When you factor in the HOA costs a $250K Rowhome will cost more per month than a single family detached home at $300K (ignoring maintenance costs, which are higher for a sf home). There are not a lot of comps for the home you linked in Lochbouie (outside of Lochbouie). There are some possibilities spread out through Green Valley Ranch and Aurora. If you wanted to consider older homes, you can check out areas around Northglenn and South Thornton. If you wanted to get crazy with the commute, you could look at options in Bennett or Strasburg, but you will probably hate that choice on a morning commute like the one we had today.
