I was wondering if anyone could help me understand because 206C looks great, close to denver, has a pool, 2 bedrooms, under 300k.

Everytime I browse, this community always has the cheapest offerings per square footage..... Are people scared of casa bonita? Maybe the HOA is terrible? or the building is just ugly for most?

The neighborhood is fine. I have ridden my bike thru it a number of times.
I suspect that the construction year is problematic. Dated layout.
Lack of sound insulation could be a concern.
You really need to scrutinize the HOA finances.

The prices per square footage are actually higher than what my current home went for, so I wouldn't say they're 'cheap', in that aspect, but a few guesses....

1.) They're small--one's 900 square feet, the other is 500 square feet.

2.) They're older. Granted, I don't 1984 is *incredibly* old, but folk do like the shiny and newer when they can get it.

3.) Schools aren't ranking very high. Granted, if you're buying a one-bedroom, you probably don't have kids/don't have physical custody of the kid and won't be sending them to those schools, but if you're a single parent looking at the two bedroom, you might pass.


They look perfectly nice, though. Well taken-care of.

The photos are terrible.

1 bed have sold for $191 and twos for $211.
