OK, guys! I took tfox' advice and bought a copy of 5280 magazine to read the Highlands Mommies article. As an aside, if I had little kids now, and lived there, I'd join in a minute. But back to topic. Another article discussed 14 neighborhoods that are holding/increasing in value. Are you ready? This is the order the magazine listed them:
South Park Hill Old Bonnie Brae Highlands and West Highland Wash Park (duh!) Ken-Caryl Valley Mayfair Congress Park Cherry Hills Village Newlands (Boulder) Country Club Historic District City of Louisville Highlands Ranch Berkeley Stapleton These rankings are based on sales and selling prices for 2007. |

Of most interest are what neighborhoods or cities someone who earned a normal income could actually afford. As the previous poster noted, it's nice to know that Cherry Hills is keeping its value, but that info doesn't help most of us. On the other hand, the suburban areas of HR and Louisville are pretty accessible to entry, and in the city Mayfair and Berkeley are (for now) open to those who don't demand too big or fancy a place. Highlands used to be fairly affordable, now much less so but still not inconceivable. Even Wash Park with its crazy high values does have places on its western side that one could afford if you're fine with something small. Same with Park Hill.

I'm hearing about bidding wars in Mayfair. This is just weird when you have homes in SW & NE Denver worth $50k and dropping fast.
By August we might be able to understand what's going on. The entire City of Denver's zoning code is being rewritten, and the city will be remapped. Understanding that whole process will be beneficial in trying to identify upcoming trends. |

Way NW Denver. According to the article, 38-48th Aves, Sheridan to Federal. Average sale price $274,000, 5% increase from 2006 to 2007.

i agree with Mayfair... that is a great place to buy right now.
It is important to note with Bonnie Brae that Bonnie Brae is still strong but Cory Merrill- south of Mississippi to Buchtel is SLOOOWWW.. I think many developers overbuilt in this area and are struggling now. Same with Observatory Park. |

Thanks. I was wondering because, I grew up across the street from Berkeley Park. I'm the reason they took the piers out of that lake! Fell thru the ice and all...long story!
I am shocked it is that pricey!! I lived off of 45th and Utica. I thought the area just north of there (Willis Case Golf Course, my first job) was nice. I was wondering if Holy Family is still at 44th? For some that wanted a private Catholic School. My Mom and sister will come for a visit in September, we will have to drive by our old home....it will be interesting!! |

Yeah, we lived in Sloan's Lake pre-gentrification of the west side. It's interesting to read how "hip" it's become (not SL yet, though).
Per the article, the Up-and-Comers are: Sunnyside, University HIlls, West Colfax (Perry to Zenobia, 13th Ave. to Colfax), and Wellshire. |

Sloans Lake is "hip" now?? No way!!! OMG!! My brother used to water ski there! Is that still considered Edgewater?? I just HAVE to take a look see there!! This is a MOST interesting thread for me!!
