I would be scared of health hazards, esp. cancer. I know they "scraped" the ground, but many people feel the ground water and soil would still be affected.

At a minimum, be sure to google and research the area. That neighborhood has a very scary history across the road and it would be way too close for comfort for me!!
I have lived in Arvada for a long time and I used to live in West Arvada, past Ward road. I spent many hours going over some of the documents at the public reading room that was maintain specifically for Rocky Flats documents at the Jeffco Library on Kipling and I have been to many meeting going back almost 30 years. I do not think their is any cause of concern--Rocky Flats is closed.

You actually have more exposure to the chemical pesticides, herbicides and fertilizer you and your neighbors apply to your lawns--that is the real tragedy. Buy Organic foods but go home to a pesticide, herbicide surrounded abode. Interesting?? All these chemicals wash over into the ground water, are carried by birds, and pollute everything--just for a green lawn. There are no controls and many idiots apply much more--after all if a little is good, much more is better. Think about that when your sociable next door neighbor fogs his yard for his backyard barbecue.

Hi all - reviving this thread as we've begun the house hunt in the Arvada area. I appreciate all the comments and advice as we're new to the metro area.

I haven't read anything about the Pomona Lakes neighborhood near 80th and Wadsworth. Is anyone familiar with that part of town? We are looking for our first house and plan to stay here for a number of years. No kids yet but probably in the near future so a family-friendly area would be great. We like the Old Town area but want a decent sized yard. Our self-imposed max is $250K and don't mind doing some fix-up work to get a good deal.

I've heard the Arvada schools are some of the better ones in the area. Would you agree?

Thanks!

I lived in that area when I first moved to Arvada, about 28 years ago--I have been in Colorado 30 years. It was my last apartment living; I lived in the Castlegate Apartments at 88th and Wadsworth. Beautiful apartments, still very well maintained. I then bought a house in West Arvada and now I live in southeast Arvada. I live close to this area and I go there often.

I know the area well. Pomona Lake is suburb and is the centerpiece of the area, east of Wadsworth. Nice walking paths. West of Wadsworth on Pomona there are beautiful homes and parks. So, I would suggest looking at both sides of Wadsworth which is also considered Pomona. In addition, this area borders the southern part of Westminster and you may find a home there.

Shopping is great, at the intersection of 80th and Wadsworth. King Soopers, Safeway, Target have been there for near on 40 years and all the stores have been remodeled. In addition, there is a Post Office, Vitamin Cottage and soon a Sunflower Market. I think the area is very walkable from many homes nearby. The area is well kept and very safe. In addition, you have good access to bus with Route 76, Wadsworth and east/west routes.

In addition, you are near the Westminster Mall which has the major department stores and across the street is one of the largest park n' rides, Westminster Center. You can easily get a bus direct to Downtown, without any stops and buses to Boulder and along the I-36 corridor.

This area is considered one of the main residential/shopping district of Arvada. I find the area very appealing and it has residences of all ages and nice housing.

Yes, the schools are good as they are Jefferson County.

Thanks livecontent, I've been reading here for a bit and am always interested in your posts as they have a lot of useful information and positive vibes. This weekend we're going to drive around that area and other parts of Arvada to get a peek at everything I've been reading. The husband works in Golden and I'm in Aurora but I'd rather sacrifice a longer commute across 70 to be closer to the mtns.
