Relocating here and I will be working in the N/E part of Aurora.
What can you tell me about northern cities such as Frederick, Firestone and Dacono? They seemed to be the same driving distance as if I lived in Castle Rock. Appreciate your comments! |

Driving distance may be equal but the communities are different. What are you looking for not looking for?

Why would you want to live somewhere that is at least a half hour or more away from work? If you like the small town feel, forget about it. It seems like everybody is moving to Fredrick, Firestone, and Dacono. At the rate everything is being built up, in 10 years (or less) those areas will be one continuous suburb connected with the rest of north Denver.

I am just trying to get the most house for my money. Looking for a home that cost between 200 - 250 K. I also want a home built in 2000 or later. Not worried about schools. Like the idea that it ten years from now that it would be just another suburb of Denver. That means a better chance of maintaining or raising values. Would rather have a 30 to 45 minute drive thats moving than a 30 to 45 minute drive where your trapped in stop-n-go rush hour. I also heard that the further south you go from Denver you get more wind and snow.

Just a word of warning... I-25 north of 76 is more stop than go in morning rush hour.

Douglas County often gets more snow due to the increase in elevation. However, snow is spotty; sometimes the north area gets more, sometimes the south, etc.

I would really wait a year or two before buying there. That area has been ground zero for the foreclosure wave now in its third year. Prices have fallen a lot, and at some point they'll bottom out, but in the meantime, I think you might want to take a step back and watch and wait, and make sure it is really where you want to live. It's going to be next to impossible to sell your home there while there are still all the foreclosures, so you definitely want to make sure you will not change your mind.

If you are working in N/E Aurora, there is NO way I would recommend you live in Castle Rock...just getting from Castle Rock to even the South side office parks (DTC) is nuts during rush hour. In the winter, thanks to all of our "wonderful" growth...it's an absolute nightmare heading to OR from Castle Rock south of the metro area. Castle Rock is a fantastic place if you have a family...but it is realllly a hike from N/E Aurora.
With a modest housing budget, you are much better off in Frederick than anywhere in Aurora, Really...the foreclosures and the recent notification by Fanny and Freddie that any property within certain zip codes out there in Aurora need certain down payments and inspections are scrutinized, etc. There are some new developments in Thorton and Westminster that you should really look at...and they are not out in the middle of nowhere like Frederick. Yeah, north I-25 is developing like crazy, but still...it's a traffic thing all the way to Frederick and beyond for sure. You can get a TON of house out there in the Frederick farmland. Just my .02, but I've seen a lot in the region over my 35+ years here. |
