What's it like up there? Do you need 4 wheel drive or would my Miata be fine? I'm looking more for summers. Is the view of Denver nice?

Nah you don't need a 4x4 in that area. Just a waste of gas in the summer time. Good snow tires would be just good. I would rather have the miata to toss around the roads than a suv...boring:P

I just got back a few minutes ago from running the motorcycle up and down lookout mtn. Great views and visability today. Lots of cyclists out also. I don't think you can go wrong with Lookout mtn/golden.

Default lookout mtn

I am about to move to a house on Lookout Mtn with absolutely amazing views to the east (hills, a valley looking down on Apex park, and the plains) and some peeks at the mountains to the west. I have some trepidation about living up there, since you have to drive down to grocery store, gym, etc, but the hiking & wildlife in Apex park is excellent. If you are a mtn biker it seems to be primo for that as well. I'm kind of a chicken on these mountain roads in the winter but I think these will be fine. Another item is the new TV tower, which can cause interference with electronics and such; and some people are concerned about health risks from the non-ionizing radiation those towers emit. I seem to get cell and FM reception up there pretty well, not as good as down in Denver but OK. My partner works in cancer research and he's not worried about health risks from the towers.

Don't have a feeling for how much community-type stuff there is...there's a country club if you care for that sort of thing and have the bucks. Anyway I hope it will be fun living on Lookout! Would be interested in hearing from someone who's already there.

106.7 has a broadcast tower there...I am sure many other FMs do.

Have prices declined over the past year? if there are many vacation houses- they often summer the most decline. Any other ideas?

I don't think there are many "vacation" houses up here at all - most residents are year-round.

Don't know if house prices have declined over the last year, but a couple of houses in nearby neighborhoods have been on the market for months, which is usually a sign that lower offers will be considered. If there's a house you're interested in, I would consider making an offer before the "spring rush".

For summertime access to this bedroom community area, your Miata will be fine.

For wintertime access to most of the places I've been up there, you'll need something with much better snowy road ability ... at least a FWD car, although AWD would be much better. Some areas don't have county maintained roads all the way in, so community plowing or a "good neighbor" with a blade is a real necessity. Even then, when the snowstorms are strong, you may still need AWD or a 4x4 to get access.

There aren't many places there that have a view of Denver. I have friends who live there with one of the few view sites through the "saddle" overlooking Denver. It's an impossible place to get to in the winter without a 4x4 and a recent plowing in major storms; even then, they sometimes park at the top of the hill so and walk in/out so that they can get to Denver for their jobs.

I think there are parts of Lakewood & Littleton that have nice views of Downtown.

Many houses on Lookout have views towards the West - there are some absolutely amazing continental divide views, similar to that one view from I-70 when you get to the Buffalo herd.

Also, I'm sure there are some houses on Lookout that you need a 4WD to get in and out on, in the snow. But those are hugely in the minority, from what I've seen.
