HOWEVER, what I learned is that it means many different things to many people and that if I find a house I love near open space or greenbelt or blue wedges or pink sand, etc. - I'm going to have to carefully research that specific case.

So knowing that it varies and is case by case is helpful & valuable info.

Right! One of the cool things about my parents property is that they have a gulch behind their backyard lined with Cottonwoods, scrub oak and other various vegatation that parallels a waterway that feeds a reservoir. So not only would this be impractical to build here; but to do so, they'd have to clear out all the trees and fill the gulch.

For now, I'd say they're safe. But money talks, right?

I included a photo of their backyard, but it doesn't quite show their greenbelt;
