Unhappy Cost of sprinkler system, fence and sod

Hi all,

Just wondering if anyone knows approximately how much it would cost to put in a fence, sprinkler system and sod on a .28 acre lot?

We have a contract on a house and I don't think it will appraise. Our only other options that we are remotely interested in are short sale/foreclosure without sprinklers, fence and sod. Hubbie thinks it will cost over 30k for all of this - is he nuts?

I welcome any and all input.

That seems pretty high to me. Have you gotten any quotes?

Just xeriscape your yard and forget about that water sucking sod. I don't think HOA's are allowed to prohibit either xeriscaping or solar panels.
anymore. Xeriscaping is not only more native, but also very low maintenance going forward.

I would definitely incorporate some xeriscaping into the yard. You can get a sprinkler system for around $2k I would think. Sod alone, is about $3 for a 6 foot by 2 foot roll (rough size there). That does not include any kind of labor to put it in. For $30k you could have a professional landscape company come out and do it all and make it look unbelievable! But you shouldn't come close to that kind of money for a well done yard.

Sprinkler systems are actually very easy to do yourself if you or dh are at all handy. We have done them in every house we have ever owned. It is a couple of hundred dollars that way. I agree with using as little sod as possible.
I am sorry to hear about your first house choice and will keep my fingers crossed for you. We are about to close in 9 days on our third choice house. Haven't gotten the appraisal finished yet either. Hope we don't end up in the same boat!

I know it is a different market but we finished our Vegas yard professionally for less than $30K and literally had them move parts of a mountain, build 5 walls, install a huge waterfall and pond, add a basketball court and plant the whole mountain. I can't imagine sprinklers and sod costing that much
