Location location ............
Im looking for information on finding the right area for my family and I to move to.
Im having alot of problems picking the right area.
We have been looking at highlands Ranch ( but have a feeling the HOA and the houses being so close would not be something we are happy with) We do however LOVE the idea of all the rec centers for the kids
I would like to find an area that has new schools/ ranked very good
I want to have a little room to breath between my neighbors and I ... Im thinking of a new house or a house about 2-3 years old on some land ....maybe even horses allowed ........my daughter has always wanted a horse.
I dont really want to come off snobby cuz honestly Im not, but we tend to live in affulant areas where everthing is new and upkept and Im looking to find something similar.
The one area I seen was like called south lands shopping center which I liked, but I also learned its in Aurora and heard its not such a great area, and dont prefer to live there. I liked that there was some water there though becuase even though a small reservoir its still water and I would love to be near water
i know Im asking alot
Good new schools new shopping centers land and new housing that allows a horse near water lol lol
anyone honestly have any suggestions for me???? does such a place even exist

Zip Code 80016 has some of what you are looking for in your price range, which includes Aurora, Centennial and Foxfield. Don't let the Aurora mailing address scare you off, it is a "great area".

Did you actually see this area on a trip out here? If you did and you think this part of Aurora is "not such a great area" then no one here can help you. I would call that whole area affluent. If you would write off all of Aurora (namely the area by southlands) as being undesirable because of a few sketchy areas, one might think that is consistant with being a snob

No. Camelot doesn't exist. You want an expensive house in an up kept affluent area but don't want an hoa. Those go hand and hand. The more money you pay for your house the more wacko the hoa is. You want lots of land for Denver but also love rec centers. Neighborhoods with land don't exist in the first place and I can rest assured there are zero highlands ranch type rec centers where you can have land and horses. You want to have but the newest most perfect schools money can buy. SIDE RANT It's not the schools that make good kids... it is the parents. I can guarantee to you that drugs sex and violence exist at every school, it's just that the "affluent" kids at the newer higher scoring "better" schools are much more clever at deceiving their parents about the extent they partake in things inner city kids would. I have seen many hotel parties and get togethers at houses when the parents were away or just too consumed with their jobs to notice or care. The things that went on at those parties... wow. memories. Lots of affluent kids too!
I'm confident you will find something you like. But, until then, stop and reflect on something. What really makes you happy in life... When you can answer that the neighborhood selection won't matter as much.

LOL soooooo anyway ...... yea I been to Southlands, and as I was saying it is a nice area. BUT people dont like the Aurora address and Im worried about resale later down the road.
No one said affluent kids dont get in trouble in school, I just said I wanted a newer school with good reports. You seem to be angry at the mention of the word affluent lol lol All kids party Im not dumb. Im 34 and I think I remember a thing or two and I was brought up in an affluent home as well.
Anyone ever hear of Keene Ranch?

You have not listed where you will be working, which should factor heavily into the equation.
Right now, the further away you are from the core (or light rail) the more prices are falling. In particular the developments to the south east of Denver along E-470 are in a bad way. People finally woke up and realized that a 40 mile each way commute to their jobs on the other side of town is unrealistic. All it took was 4+ dollar a gallon gas.
