Murphy creek
Hi Everyone! I currenly live in GVR but I'm looking at moving to Murphy Creek. Does anyone have any thoughts on that neighborhood? I have a two year old and one on the way so schools are definitly something I'm thinking about. (although I went to skyview high school, so I can't exactly have high expectations. I turned out okay!) I like the location, and the houses out there and I understand it's still a very young community.
Any thoughts, good and bad, would be helpful!
Also, can you fill me on in on the parks and community as well?

If you want to live downstream just north of an active superfund site, move to Murphy Creek.

murphy creek is close to the dump off of gun club, part of the aurora public schools (which is trying to turn things around), and the foreclosures are through the roof in that area. i would stay clear of this area, but that's just me. you can go further south and get something in tollgate or saddle rock for around the same prices and be in the cherry creek school district. of course, moving from gvr...murphy creek would be a paradise.

Murphy Creek
The land fill doesn't really bother me. I know it can be kinda gross if you think about it with one thought, but quite frankly it is managed well and in GVR I live close to the one in Adams county too. My kids don't have extra arms or anything like that.  Power lines, and the giant MCI tower are more to be concerned about.
I have looked at Tollgate Crossing, Tall Grass, the Conservatory, and also Saddle Rock. I stear away from Saddle Rock because of the traffic; there are WAY to many people in that area. And quite honestly I can't afford those areas. It's CRAP that you drive 10 minutes south on the EXACT same road and the EXACT same house it $15k more.  Whatever I guess.
And thank goodness Colorado is an open enrollment state; my kids will still attend Cherry Creek schools, and will also be closer to me during the day since I work off of Arapahoe and Revere.
I think I am looking more for information about the actual neighborhood. What are the people like? What is it like at Cross Creek too? Are Halloweens filled with trick or treaters or will I sit at home with extra candy? Does everyone take care of their yards? What activities does the community hold? Every where you go there are foreclosures. At one point i had NO neighbors so that is just a factor to wait for the economy to turn around. Will I be able to drive around and look at Christmas decorations? Will my neighbors have kids that we can have play dates?
Those are more specific to what I'm looking for. Not really how far out it is or the landfill.
Thank you all for your comments though; I really appreciate ALL the input I have received.

That's the point-- if you want to drive on dangerous 2-lane Gun Club Rd, crowded with semi trucks, each and every time you want to enter and exit your subdivision (which is next to a DUMP) and have to drive miles just to go to the nearest grocery store (because there are NO amenities within several miles of the entrance to Murphy's Creek), than you can save 15,000 bucks. Or you could live in one of the developments a bit closer in like Wheatgrass, which is still much more affordable than Saddle Rock, but much more convenient to everything. There are a thousand and one nice neighborhoods in Denver that are more affordable than Saddle Rock but still in a much better location than Murphy Creek. Hey, it's your choice. But you asked the reasons why Murphy Creek is cheaper on an internet forum, so I told you why.

I wouldn't sweat the extra $15,000. It amounts to very little on your mortgage. You also have to think about possible resale value. You might not have a problem with the area because of open enrollment but not everybody will think the same thing. Same with the dump site. You might not think you'll ever move but you never know what is going to happen. I agree about the traffic down south being kind of a nightmare though.

when we moved here from california 5 months ago we looked at every possible area along the e470 in aurora. we started at murphy creek because of the pricing but once we drove through the area we quickly decided against. like you said, the yards were in terrible shape. the quality of families living there didn't look very good. we went through cross creek and before we even pulled into the subdivision we decided against because it's in the middle of nowhere. if you need something from the grocery store for dinner it's almost a 30 min roundtrip commute.
we rented in saddle rock for 5 months before buying our place out in tallyn's reach. saddle rock wasn't bad at all. we wanted as new of a house as we could get so we went over to tallyn's reach. the schools were good in our subdivision and so were the neighbors. if you're looking in cross creek then you definitely need to look in saddle rock because the prices are very comparable and saddle rock might be cheaper.
we ended up in tallyn's reach because the area is amazing, we've already met and established a relationship with everyone on our culdesac in only a month of living there and there are tons of kids for ours to play with. it was the best location for our family and what we were looking for. everyone has different needs and wants but i think you would be happier in saddle rock or somewhere other than murphy creek. and like someone said, the resale value will be much higher in a cherry creek school area even if yours are still going to go to one.
just my two cents.

Buyer Beware When Considering Murphy Creek!
I am a 3 year resident of Murphy Creek. I purchased my home for $380,000 and put an additional $20,000 in it. I recently attempted to refinance and found that the appraised value dropped to $323,000. I realize that the market is bad all around; however I am concerned that I couldn't ever sell the house.
There are major problems with the soil. Most of my neighbors and I have had our garages and driveways replaced. The Richmond customer service representative stated that it was a temporary fix and would most likely need to be done every couple years! My replacement was done a year ago and the concrete is already rising and cracking! I have major cracks in the patio and in the house as well. It's really a shame. I do like the neighborhood and actually enjoy the jets flying overhead from the military base.
When considering Murphy Creek, just remember Buyer Beware!
