Default Questions on S. Chambers & Hampden Area [80013, 80014, 80015]

I know that with the current Real Estate economy prices are going down but I was shocked to see how far the prices dropped in the Chambers & Hampden area. Is this area turning bad (crime?) to the point that the prices are falling more than in the other areas?

A while back I lived on the north side of 80014 (Illif and Havana) and could not say anything bad of that area. But it appears that there is a big contrast of North 80014 to the Chambers & Hampden area. I did some searching around the forum but any more info on the area would be great.

I used to work and live in 80015, so I'm quite familiar with the immediate area.

I think the reasons prices have been falling are (not in a ranking order):

1. The Aurora name
2. The fact that it's a less affluent area of the metro
3. The homes aren't brand spanking new, or charmingly old
4. Far from downtown Denver
5. Economic reasons

I don't think crime is an issue in the area, it is extremely safe, and about as middle class as you can get.

For awhile now, that area has been reasonably priced compared to the rest of the metro. Being as such, the area might be more susceptible to foreclosures, which would definitely lower prices even further.

Which neighborhood in particular are you talking about? Mission Viejo (on the SE corner of that intersection)? Meadow Hills? Or the unnamed neighborhoods to the north? I don't think that area ever was so great looking, but I haven't noticed any decline particularly now versus a few years ago.

Thanks for the info. I was just checking the general S. Chambers & Hampden area and saw the housing prices drop in all of those neighborhoods. I saw many homes lost the value of 20-30% and were in a pretty nice shape and built in the 80's or late 70's.

I was looking into that area because it is in between where I work (where I can drive South via Parker Rd.) yet it is close (few miles) to the Nine Mile station in case I ever have to go downtown.
