If you go the Evergreen route, you may need to give up the gardening idea, too. They have a lot of quirky weather up there. While it is still four seasons, winter starts sooner (first frost) and lasts longer (last frost).

Understand that except for one person on this thread, none of us are realtors, thus, what you are getting here are generalities and perceptions, even from long-time residents. Until someone queries the MLS databases, we're just guessing. I urge you to work with a realtor, they cost you nothing more. I'm not one. I think you can find MOST of what you want. Since DIA is way out EAST of town, most of what you'll find is on that side of Denver. Best to you.

what about the property? You can find one to three acre lots in Brighton, Bennett, Deer Trail, .... north and east on the plains of Colorado - plant your own trees and build your own stream.

Thanks for all the ideas. I'm not yet ready to work with a Realtor. We are living between two states right now. Trying to sell a home in Washington state and living in Hawaii (renting). This area is beautiful, but the commute for my SO is brutal. He's working so many hours to help pay for two homes, I rarely see him. So, moving to Colorado would be much closer for his commute to PHX, and closer to our family and friends in AZ, NV, & WA. (I don't want to move back to Phoenix or Washington). We need to sell our home in WA, before we move anywhere else. It could be awhile . . .  By-the-way, we've only been in Hawaii 3 months, and now I'm thinking of moving somewhere else.  I have a very patient SO.
Right now, I'm looking everywhere from Fort Collins to Colorado Springs. We'll probably come out to visit the first week in January. If we like it in winter, we should LOVE it in the summer.

Try Todd Creek Farms in Brighton. I know they have 1-3 acre lots in your price range and you'd be about 30 minutes from DIA, but you won't find trees here on the plains of the metro Denver area and pretty sure you won't have a river or creek running through your property. However the Platte River is nearby. For shopping there's the new Prairie Center in Brighton or the Larkridge shopping center in Thornton and the Orchard Towne Center in Westminster which are relatively close too.
