Default Low Property Tax and Sales Tax?

Which has the lowest property tax and sales tax ...
Aurora (Tallyn's Reach area), Highlands Ranch or Castle Rock (both Douglas County)?

We are wondering which of these would be best to live in.

property tax is county/city/neighborhood driven
sales tax is state/county/city driven

where there is no city or bonds to be paid, taxes would be cheaper.

Since Aurora and Castle Rock are cities....I would guess HR. But I think HR is a little more expensive for the same type of housing...so it might be a total wash.

If you are going to base your decision on where to live on the property tax rate you might want to consider the city of Denver?

Newer areas tend to have high property taxes because they have to pay off the infrastructure bonds. My uneducated guess is that you're best in HR of the three for that reason.

The city of Denver has the lowest property tax rates and is one of the few cities that does NOT tax groceries, so it's probably the most tax-friendly municipality in the metro area. Lakewood, I think, had the best sales tax rate on non-grocery items.

Colorado Springs and El Paso County I think has REALLY low taxes, lower than anywhere in the Denver area,s o you could consider that as well.

Douglas County has one of the highest tax rates in the denver...but it also has the best schools and highest overall property values. If you want the nicer areas, you have to pay a bit more.

Elbert county is another option, especially on the western edge abutting Douglas county. Property Tax rates are much lower than Douglas but you are within minutes of all the Douglas amenities. The areas include the eastern side of Parker and Elizabeth.
