Default Denver subdivisions...houses not selling

I have a question about a few specific neighborhoods in a few different towns....I am watching over 150 homes in different areas...and here are just a few houses that seem to be relisted over and over and price decreases like every few wks or month.

Here they are:
Parker-Bradbury Stonegate Clark
Parker-Compark
Thornton-Skylake Ranch (seem to be multiple in this neighborhood)
Thornton-Hunter Chase
Arvada-Tennyson Park

Does anyone know these specific areas and are they dumps or heavy on foreclosures or what could possibly be the reason for these several (pics very nice appearing w/large yards and fairly newer) homes to sit and be price reductions over and over without sale??

I'm talking 2 story/2-3cg/4-5bed/3bath homes with nice decks out back, mtn views, and upgrades galore inside like granite countertops and basements....less than 8yrs old and asking price (and sitting) for sub-$200k!

Is it that the neighborhood is a dump or just housing mkt slump and nothing else?

There is a Bradbury Ranch subdivision, a Stonegate subdivision, and a Clarke Farms Subdivision. So some enterprising Realtor is trying to hedge their bets of a showing or interest by naming all the local subdivisions for that property.

This time of year, with fewer showings, and less offers, some owners are "seeing the light" and chasing the market down to catch a buyer.

Sometimes they are priced too low and buyers shy away due to the "there must be something wrong with it" factor.

well in my experience with parker, its the slump. the only parts of parker that we didnt find appealing were in the cottonwood area, and thats just because of the age of the homes(which arent really too bad until you compare them to south parker). there was nothing we saw in parker that spoke dump

Although I'm a bit out of the loop since purchasing a house this past summer, it seems like my neighborhood has slowed considerably. There are only a few houses available, and they seem to be sitting. In one case, I think it's the result of a stubborn seller. The house has been on the market for almost a year, and the owner refuses to lower the price. I have seen a couple of houses on-line in this area that looked professionally staged, which I think is a move in the right direction. Good for the sellers for taking some initiative! I hope it works, but I've pretty much resigned myself to a very long real estate slump, which means I'll be here for many years. Glad I like my house!

I can only help with Tennyson Park, subdivision in Arvada. I live close to this area and it is certainly not in the dumps; the homes are very well maintained. However, it is surrounded by areas of unincorporated Adams County which to some people is not appealing because of these areas have older homes and farms. Arvada is mostly in Jefferson County, west of Sheridan. There is small area that extent, east past Sheridan, which is in Adams County. The school system, Adams County District 50, is not as desirable.

I do not see many homes listed in this area but there can be more that do not show on the MLS.

As with most tract housing, sales typically go to the lowest seller, since most houses are pretty much identical. Without architectural variety the sellers target market is pretty narrow. with the scarcity of buyers, houses that would typically sell quickly may now sit for months on end. I think the biggest problem is that all the areas listed are in outlying areas but offer the same amenities /price range that the target buyer can find in say Highlands Ranch. Most buyers are saying "why would I want to drive an extra 20-30 minutes when I can get the same thing closer". Bottom line, the subdivisions aren't bad, its just there are no buyers and some folks REALLY need to get out of their mortgages regardless of the lost. As for the one sell who wont lower his price, it could be that he already has it down at cost. The ones who can frequently reduce price either have loads of equity and a low mortgage or they have no equity and will hope the bank will write off the loss. Either way its a buyer shortage that's causing the problem.

So, basically, what I am hearing from the above and much appreciated posts...is that these neighborhoods aren't 'dumps'?

And the last poster mentioned in 'outlying areas'. Are these neighborhoods that I mentioned, in fact, farther out? Like out in the country?

Highlands Ranch is a large planned suburb in northern Douglas County. It is one of the most populous unincorporated communities in the country, with >70k residents. Zip codes include 80126, 80129, 80130, & 80163.

No one lives in 80163 - it's the zip code for the post office at Quebec & University.

Highlands Ranch is a large master planned community started 28 years ago. It's nearing completion. You can search Highlands Ranch and loads of information comes up. More than 36,000 properties, over 22,000 acres, more than 90,000 folks call HR home.
