I found a listing that's in our price range, and the house looks great. Is this a pretty average listing, or is there something wrong with it? I'm afraid it looks too good to be true. I know that Aurora has some dodgy areas, so is that the reason for the low prices?

I'd like to know too. That's a lot of house for that price. The conventional wisdom on Aurora is to stay south of Iliff which that house is. Its a good area as far as I can remember from my travels. Maybe someone died in it or there's some high voltage transmission lines across the street.

I actually believe the home is overpriced. At around $106 per sq.ft., for a 10+ year old home, that looks like it needs some updating, it is overpriced for Aurora. The area was also one of the hardest hit with the RE market.

Look at the pics, while it has "stainless" appliances, the kitchen cabinets are old and lame looking, along with the fixtures (white kitchen faucet), including the old 1980's lighting setup in the kitchen.

1,640 sq.ft. is not that much room for a family. I believe the home was "flipped", so it was probably trashed and they just fixed it up to make it appealing, but who knows how bad it really is?? A good home inspector will tell you what else is wrong with the home.

The home has asphalt shingles. They have around a 15 year life span in the Denver/Aurora area. If they were installed in 1996, you could be looking to change them in the next 2-3 years. Denver gets bad freeze-thaw cycles (just look at the roads) and the mile-high elevation wreaks havoc on the materials due to the suns UV rays. Denver experiences "Thermal Shock", which is when roofing materials experience ambient temperature changes dramatically within a very short period of time - usually 24 hours. It can be 55F in the daytime and then 5F at night. This destroys shingle roofs. Also, most gas furnaces have a 10-15 year lifespan in the area. With time, furnaces lose efficiency and reliability.

A 10+ year old home will need some major money to keep it going. The roof, the furnace, the water heater, A/C units, are the major components that start to fail in the 10-15 year range. Denver is not kind to roofs, especially asphalt. In that 10-15 year range, you either spend the money to replace those items and then remain in the home, or you sell the home and let someone else spend that money.

IMHO, I would look for a newer home, in a nicer area. You can get a new home with around 2,000+ sq.ft for the same price in other areas. Around DIA there are hundreds, if not thousands of homes for sale that are new and sell for the $150K-$200K price range. You get more sq. footage and a new home.

If you look at google street view it actually does look like there might be some high voltage transmission lines across the street.

steveindenver is smart, he knows where to look. If you look further, you will see that the sale in October was bought from the bank, which received it in a trustee sale in August. So, the loan went in default. Looking further back you will see a quick claim deed from the man to the women, probably indicating a divorce in 2005. They bought the house for $174,900 in 6/2000. It was originally sold new in 1997 for $124,000.

I do not think the price is all that bad. It was bought from the bank, fixed up and now is being resold. Nothing wrong with that and offering to sell at at $174,900, that is in the neighborhood--you can get it for a little less.

The neighborhood is absolutely fine-- nothing wrong there. And it's Centennial, not Aurora, btw.

The home is overpriced and will need thousands of dollars in updates. I explained why in my other post.

You can buy a new home, built in 2007 with a 2-year warranty, with 5 Beds 3 Baths, SF: 3,432 for $175K. That's $50 a sq.ft.

Don't buy it, do more research. That's my 2 cents...
