Home for under 200k
Does anyone know of any decent areas in Denver where a newer 3/2 home can be purchased for under 200k? I'm not concerned about schools since I don't have any kids. Thanks

Not that I've seen. The houses listed under 200K aren't a 3/2 or those that are wouldn't qualify as anywhere close to "decent."
Wish there were -- we're going house shopping next week and I'm already resigned to the price tag being double what it is here in Texas.

Definitely, and in fact it's not even that hard. The median home price in the Denver metro area in the 240s, and so that means that 50% of the homes for sale are under that price.
I will point out that you will get much more for your money if you will stretch your definition of "newer." While I understand that you don't want to live in a poorly maintained older home, but let me point out that resale is by far cheaper than new construction, and usually has the side benefit of having all the necessary improvements already done by previous homeowners. You're just going to get a much nicer home in a much better location for much less money with a resale.
Anyway, so where would I start looking? Given your budget you might consider the south part of Aurora (roughly south of Iliff). Despite Aurora's bad reputation, the southern part of the city is perfectly safe and is a fine neighborhood, and offers some good values. Also down south, the city of Centennial also has many neighborhoods with homes well within your price range, although a bit more $$ than Aurora overall. Up north, you can try some parts of Thornton or Westminster -- the more northern parts of those cities are better than the more southern parts.

Sorry to laugh, but you won't find anything decent here for under 200, really. Try Roxborough, old Highlands Ranch, Englewood and Old Littleton. You never know.

Ignore these other posters; do yourself a favor and find a good buyer's agent to help you find homes; there are ones out there for you.

well...we sold my grandfather house in Aurora (off 7th ave) for $95,000. 2 bed 1 bath "bungalow" (not the nice area either) nothing updated. So finding ahouse for under 200k sure. But where and what condition that is the question.

I am having the same problem: looking for newer homes in metro denver btwn $200 - 250 & have found very little that is decent. It's so bad, I am seriously reconsidering relocating from Atlanta, where there are significantly more options, esp much closer in to the city. I guess they are building more new stuff here??? I don't get it.

go a little outside of Denver, it should not be too hard to find newer homes around that price range. Belle Creek has some fairly new homes (built within the past few years) for a great price at the moment. the Sub-division is about 75% complete with the builder being forced to pull out. The home we were going to buy there was under contract to us for 207 for 1500 sqft 3br 2.5 bath nice yard. After we canceled the contract due to being unable to sell our existing home, it was sold for 187,000

Anyways, I have been searching for a 180k and under, two car garage home in Arvada, Wheat Ridge, Golden, western lakewood, and Morrison.
If there is one market that is moving it is that. The search has been long and hard.
Now, if you don't mind living near the airport then you will find what you want much easier. And also look at Longmont, Loveland, and Ft Collins.

my families price range was 200-220, we found plenty in Highlands Ranch and Parker that were nice in great neighborhoods. We also saw some in Lakewood and other western suburbs that we didn't check out because it wasn't where we wanted to be(wifes job would have been in Aurora/Cherry Creek).
As to the original poster, we found plenty of nice houses in the Cottonwood area of Parker under 200k.
