Default Commute times

Couple of questions for those in the know...

What is the average commute time from Larkspur to I-25 and Hampden Ave?

Also, what is 285 like in the mountains from Conifer to 470 in the winter? Is it a slippery mess or do they keep it plowed and cleared for commuters?

Just trying to figure out some possible commute times.

Sounds like you are seeking a mountain property. I lived in Castle Rock for several years, which I think was about 20 minutes North of Larkspur. On a good day (no accidents) it took me about 30 minutes to commute to Littleton, of course I had to take C-470. I think the Commute to 25-Hampton would be a bit easier. So from Larkspur, considering time of day, traffic and accidents, I would proabably leave an 45 min to 1 hour. You have to be aware that 25 or 85 are pretty much the only way North, unless you go all the way around through Parker.

Conifer can be a tough drive in the Winter, and also take you a lot longer, depending on weather and traffic. Mapquest says about 39 minutes to the DTC, but I would give an hour or more depending on where in Conifer you lived.

If you are commuting to I-25 and Hampton, I think your best bet for a wooded area would be South towards Larkspur. However if you enjoy skiing or going to the Mountains you might not like the drive.

There are a lot of things to consider and if you are not from here, I would recommend coming out and driving both drives if you are set on Conifer or Larkspur.

Not so much "Mountain" property, but rather "anything but the plains" Also looking at Indian hills, Castle Rock and Morrison. I am trying to find somewhere with 2 or so acres. I'm just tired of living in suburbia, and Home owners associations with covenants are for the birds. I want some trees !

I used to live just off of 285 just outside of Conifer. After we spent the first winter up there and had to deal with 285 when it snowed we were done and moved to Larkspur. In most areas of Larkspur the roads are very will maintained in the winter and I25 is passable in all but the worst of storms.

Larkspur covers a very large geographic area from County Line Road up to Tomah Road. I live in Larkspur just outside of Bear Dance Golf Course and I used to commute to Colorado Blvd (just past Hampton) on a regular basis and it rarely took more than 35 minutes. If you are in Perry Park I would budget 40 - 45 minutes. If you are looking at Woodmoor Mountain it is likely to take an hour or more.
