Can any one recommend a home inspector that specializes in old homes in the Denver metro area? Also, any suggestions of items to look out for in an old house?

Generally any inspector will find the same things and I won't bore you with the list of things they will already be on the lookout for.

One thing you might (really do in my view) want to do that is beyond a normal inspection is have someone come out and scope the sewer line to look for any breaks, leaks, roots or other problems that you will inherit once you own the property.

7 grand is if you are lucky, you often find lines running under existing structures when you stack on 100 years. Even at that 6 grand for a full run is a good quote with no obstacles for a sewer line.... been there, done that, many times more than it should have taken to learn the lesson.

Sewer lines suck. We lost our first accepted bid because the bank wouldn't help fix the line ($7,000 estimate). The house we actually got had a similar problem but since the sewer ran to the back of the house and was under dirt, the price to fix it was only about $2,000, which the homeowner agreed to fix.

Make sure to get a good inspector and if they tell you to get a structural engineer to check something out, do it. Especially on a house that old. We nearly bought a different house that the homeowner did some patch work on to make it appear there were no structural problems. The first inspector didn't catch it but the FHA appraiser forced up to get another opinion. We are very glad we did.
