Here's my situation:

I am planning on working in Murphy Creek next year. My husband works downtown. We have two kids, one of whom is school-aged. We'd ideally like to buy a house before years end to take advantage of the new home buyer tax credit. We're okay with one of us having a long commute (over 25 minutes), but not both of us (we don't want to have to do before AND after school care for the kids - if he has a long commute they do before, if I have one then they do after).

We'd like to find a neighborhood that:

1)has houses with some sort of yard (small is okay, no yard is not - this rules out some of Stapleton, which I really like)
2)has proximity to a good school (we're in the DU area now, and love out DPS school, but there are some that are a little iffy)
3) has houses that are in good shape for a less than 300,000 (they don't have to be huge - we're happy in our bungalow now - but we're not looking for a "fixer upper")
4) A new subdivision is fine - but my husband is worried about finding reputable builders (he's particularly scared of KB in Stapleton, which is probably all we could afford there), and houses that hold resale value if we buy new - we would consider buying a foreclosed property, if we felt the market was pretty close to bottomed and we liked the area enough.

Thoughts? Anyone live in the perfect place I've never heard of? We've never considered the suburbs or Aurora until now, so this is new territory...

Thanks, Augie - looks like there's a lot of options up there. I'm not very familiar with NE denver, so that's a nice place to start. It looks liks schools might be an issue - Carson looks okay, but Palmer has some pretty low scores.

Yeah that would do. Racking my brain for other ideas in the 300k arena but ... can't find any.
