Default Adding 2nd floor to our house, need help.

Hey all,

My wife and I own a small ranch style home near 6th and Colorado that we would like to add a second floor to.

We are just getting started with the process and wondering if people had suggestions for where to start.

I have read that my best options are to get a good architect and general contractor and work from there. Does anyone have any recommendations?

Any other feedback on the process would also be greatly appreciated.

Of course you need a good architect and a good genceral contractor. You would be hurting yourself if you didn't! You'll need a structural engineer, too. Make sure to get references on the contractor and don't pay up front. (check out Tom Martino's web site) The contractor will be able to take it through the permitting process with the City.

You could do a little information gathering on your own to find out what the city's zoning will allow you to do. Denver has bulk plane requirements that limit the size of the second floor. Just call their zoning office.

I'd suggest you talk with an honest realtor or two before going down this road. Everyone involved in building and designing the additional floor is going to tell you this is a great way to increase the value of your home. They are wrong.

Thanks for the advice guys.

Steve, we have been talking with Realtors. We have gone back and forth on the idea of buying a new home, or making changes to our existing location. We are very happy with our location, neighbors and existing home, and would optimally like to add the second floor, not for the purpose of selling the house, but for keeping it, so the increased home value is less of a concern to us currently.

I'm not being judgemental, I just feel people should walk into these situations with their eyes open.

You are not alone, we have friends who were in a similar situation and could not be happier with the additional space in a house they already loved.
