Default Broad Stone Southlands

Does any one have an idea about an apartment complex called Broadstone at Southlands in Aurora ? As explained in a previous post we are in a difficult spot of having to rent with out getting a chance to look . Hence we appreciate if some one can comment about this .There are no reviews on the web ( because of its recent construction)? If some one can recommend high end apartments in 80015 or 80016 we would be grateful too

Is there high end anything in 800 15 or 16? Doubt it. That is Colorado, but it as about as close to Denver as Kansas is. Lots of forcolsures, according to a friend in the business a ton of car repo's and generally a great example of what is wrong with America. Add high propery taxes (for god knows what reason) in that area to boot.

As someone who lives out here, I do know the Broadstone and from what I can see, it's very nice. First question is why you want to live there? While it seems like a fairly hip complex, you are in the center of suburbia. Southlands Mall is a great one but there isn't anything near what would be considered "nightlife". What's the reason you mentioned wanting to live in a "high end" apartment? If it's for the amenities, you'll get those. If you are single, I'd look somewhere else in the city. This is in the Cherry Creek School District and most who live out here did so for the schools. It's moms and minivans, playdates, kids stores, parks full of children and chain restaurants.

If you are going to work out on this end and you've got kids, that complex would be a good one to live in. I'd be careful about buying anything in a complex like this one because it has a pretty specific market it's trying to target and those kinds of people aren't exactly banging down the door of SE Aurora as an ideal place to live.

That being said, this area is wonderful. Very good school district, low crime, the Broadstone is convenient to the E-470 (but it's a toll road) and fairly easy access to Arapahoe Rd (which can take you to most places). It is very convenient to everything you need (grocery stores, malls, gas stations, places to eat, libraries, community centers, pools, etc). Downtown Denver is not a realistic commute, but it's also not that far away (30 minutes if you go on the E-470) for when you want to go out for a nice dinner, see a game or attend a show.

Hmm..seems you're still at it. According to the Denver Posts' recent article about the zip code 80013, the area you are slandering (80015 and 80016) were clearly shaded in the yellow and light green category which translates into average to lower-than-average foreclosure rates (or "forcolsures" as you would call it). Here's the article along with the maps. http://www.denverpost.com/economy/ci_12281977 As for repo's, I think you are lumping Aurora all together and/or just reaching for another stat to further enhance whatever argument you're constantly trying to make about the hell that is the suburbs. You'll find you tend to be the lone crazed voice while the rest of us who actually live and thrive out here are quite happy with our lot in life.

Also...not sure where you're getting the so-called high property taxes, but ours are $2400 a year which is ridiculously low, especially if you are moving from another state.

I will agree that we are the last stop before Kansas, but that's Denver for you, and since Denver is nowhere near what most would call a "big" city, by pointing your car in the opposite direction from Kansas and heading to the mountains, it's closer to the mountains than it is to Kansas.

For Steve, SE Aurora (and all the suburbs for that matter) fall somewhere between hell-on-earth and Kansas. Last time I was in Kansas, it took a lot longer to get home than it did to get home from a day of skiing, but perhaps he's just being facetious.

Dear 3 ds - Thank you very much for your reply. I wanted to ask you about the commute from Broad Stone to Fitzsimmons and Parker adventist.Will that be doable ? Thanks for your replies. We are grateful. We are not much interested in night life or party life as both of us are house staff working long hours

The reason I wanted to live in a high end apartment is the people .I would like to live amidst cultured decent hardworking neighbours. And I realized that this happens mostly in " high end "

When I rented my first apartment in Texas , unknowingly I landed up amidst wannabe gansgters who let their pit bulls free and people who would stare down anybody and every body and this was billed to me on the phone as an executive apartment with friendly neighbours

I learn the hardway that "high end" at least comes with out these bonuses even if it means paying through nose

I'm honestly not sure about what kind of people live there. This area is predominantly middle class which means that most people are pretty down-to-earth. Southlands Mall is very nice and has nearly everything we need, but it isn't a "high end" mall. That mall is called Park Meadows and that's where you'll find Crate and Barrel, Pottery Barn, Nordstrom, etc. Southlands has places to eat, a good movie theater, clothing and specialty stores but no real department stores. There's about 5 grocery stores within a few miles of each other and both Target and Wal-Mart. It's the suburbs, but as I said before, Denver is not huge so getting downtown for the occassional night out is not that hard (and you can get to an RTD station in a few minutes and take light rail to avoid the parking nightmare of downtown).

As far as being a "high end" apartment complex, that is definitely true, at least for out here. There is another apartment complex at the beginning of my housing area (Saddle Rock Ridge) which seems to have more stereotypical apartment dwellers.

Your commute will be shorter if you take the E-470, but that's a toll road and fairly expensive but worth the money when it's snowing and/or you're running late. Otherwise, the commute to Parker Adventist is shorter but neither are too far away (if you consider a commute under 30 minutes). The backroads to Fitzsimmons are multi-lanes and will take you by Buckley Air Force Base. To Parker Adventist, it's about 15 minutes, to Arapahoe Rd then on to Parker Rd.

The area you are looking at (SE Aurora) will put you nearly in the middle between both places of work yet give you a nice area to live in. The City of Parker might offer you similar places to live but your commute to Fitzsimmons would be at least another 20 minutes. Is there a way to take a shorter lease in case your neighbors are terrible? If they aren't and you like it, you can always extend but it would be terrible to be locked into a lease only to find out you are in the same situation as you had in Texas. I'm not really sure about apartment living out on this side of the city only because it's suburbia which is full of homes with yards and community parks. I can't really imagine why you'd live in an apartment and pay nearly the same in rent as you would pay for a home mortgage. Obviously you are in a different situation but I am trying to understand your potential neighbor's reasoning.
