Default City Park (West) to Five Points- Yea or Nay?

What can anybody tell me about this area? Would anybody recommend living there? Why? Would anybody recommend against? Why? I'm thinking between York St. (or thereabouts) and Champa St. (or thereabouts), southern border = hospitals, northern border = MLK Blvd. I think the zip is 80205. THANKS!
