It's one of the last areas of metro Denver to recover from the housing issues. There are very few sales that aren't distressed or bank owned, and that's a major reason prices are so low. You're right, they are good deals and investors have flocked to this area. I don't know if you're local, but if you aren't, it's a good place to do your due diligence before buying.

I will do my research, city data is just a start. can you recomend areas where I can buy homes under 150K that are decent, low crime, lots of conveintent retail, and not 45 miles away like Longmont or something. I tried Colorado Before, but I lived in Loveland, and my job was in Denver. I became very Discouraged due to all the driving. I ended up leaving the state. Now I find myself in a position where I need to find a great deal on a home for my wife and 7 year old. A family friendly place. Does such an area around Denver exist? thanks again for the help

80239 is Montbello.
I would rather not repeat myself, but here's a look back at things I've said about Montbello (let's take a trip down Memory Lane, shall we? )

It does live up to its reputation, but I have been surprised at just how much of it is newer, and not all that "bad" looking. However, many of the older homes do have the typical bars on windows, wrought iron and chain link fences, and trash in the front yards. However, there are worse neighborhoods around the metro IMO.
Montbello HS looks very nice from the outside, but like they say, looks can be deceiving. A former or current student/parent would have to let us know one way or the other.
If I had no other choice, I'd live in either neighborhood. It all depends on perspective and past experience IMO.
