I agree with the other posters who said to find something closer to work.

Of the 3 areas you listed I am only familiar with Ken Caryl. 2 years ago our price range was $275-300K. We couldn't touch KC valley, and only found homes in KC Ranch that had issues. Some had structural issues. some were updated but done poorly. We gave up and moved to Highlands Ranch.

edit: I just re-read and saw the part about being liberal-minded. you might not like HR, then, but we could use some more lefties down here!

It would cost about 8% to move. Have you lived there for 5 years? If so you may qualify for the $6500 tax rebate from the govt.

livecontent - Um, duly noted? I didn't really ask for financial advice, though. Just advice on suburban neighborhoods. Obviously everyone learns as they grow, and we are making the decision that's best for our family, which is to move to the 'burbs. We've owned 3 homes here in Denver (3 different 'hoods) and we want a newer build w/ the nice amenities, but not the price tag that comes with that kind of home in Denver. Furthermore, while the elementary schools in town are just fine, we are not impressed with the middle or high schools.

To others - thanks for the input. I don't think we can touch KC Ranch, either, although it's fun to dream!

We live basically as far Northwest in Denver as you can get, and my husband drops our son off at daycare in the morning at 92nd and Sheridan and then commutes to Lowry from there, so his commute isn't too too much of a concern as long as we're happy in our home, but it is a consideration.

meaning what? realtor fees? closing costs? the actual moving truck and workers? just wonderin'

Well at least in CA (where I believe its closer to 10%), you have realtor commissions, title fees, escrow fees, termite inspection and possible tenting, transfer taxes, accrued property tax, etc, etc, etc. There sure are a lot of people with their hand in your pocket when you sell real estate.

My suggestions:

1. Where you are at.
2. Arvada or Westminster
3. Park Hill

Green Mountain and Ken Caryl are so far off the map that you might as well move to the Springs. I would at least try not straying TOO far off the I-270 corridor.

Agree on all but the Park Hill part. You might hit that price in North Park Hill -- but then there are other issues that most folks will have in that area.
