I think I found a property that I am happy with on the Raccoon river. Does the middle Raccoon river flood catastrophically? The property I am interested in is near the Redfield dam.

There's also another issue related to flooding: last year FEMA rezoned a number of neighborhoods as flood zones and now REQUIRES homeowners to buy expansive flood insurance, even if the property has never flooded. The seller's agent should know whether the property falls under that ruling, but I suggest that you do your own due diligence as well.

If the property falls in a flood plane it must be stated as such in disclosures, checking the FEMA map is free, quick, and easy though.

Remember that foreclosures, estates and a handful of other property types are exempt from the seller disclosure rules in Iowa.
