Default Urbane Apartments, Royal Oak (Washington)

Hey Everybody,

Does anyone know someone living in one of the Urbane Apartments communities in the Royal Oak area? Do they like it? I'm considering moving into a studio at Urban on Washington. A bit pricey ($950ish), but great amenities/ pretty stylish looking...

What do you think? Urbane Apartments--More Than You Expect

Well, if were young and hip (and didn't have 3 small kids, LOL), and I could afford it...heck yeah I'd live there! Unfortunately I dont' know anyone who lives there, but was just in downtown RO yesterday and was admiring that building! Good luck!

While I don't want to get sued for any written misgivings, I can only say stay away from Urbane. There is one manager and one maintenance for the entire community (all buildings) and the owner leaves much to be desired.
We know him personally and find him to be not so truthful and not so reliable. That is our experience.

Hi all. As a rep for Urbane Apartments, I’m pleased to say that we’ve greatly increased our management and maintenance staff this year. This includes bringing on a new president with an extensive 20-year background in multi-family and boutique hotel management and operations--most previous as a vice president with Village Green Companies; a new property manager who has more than 17 years of experience as an area director, senior property manager, and recruiter for Village Green Companies, Silverman Companies, and Friedman; and a new controller, who comes to Urbane with 28 years experience in property management, accounts payable, accounts receivable, and internal auditing. We’ve also been greatly expanding our maintenance crew.

Have we experienced some growing pains in the past? Sure. As a small start-up, it’s inevitable. But we think we’ve built a solid team of experienced multifamily professionals who can take care of all of our residents’ needs—and then some.

Hey Everyone,

I haven't moved in yet, but have to say the leasing staff has been super-professional and responsive so far with me! Very quick with replying to emails and phone calls, even AFTER I paid the deposit.

yeah, they are getting money from you. don't let him owe you money - you'll never see it. there are so many liens on all his properties from contractors not being paid.

I've been living in the Washington Urbane Apartments for about four months now - and yes, it's stylish, awesome residents, and you can't beat the location. BUT, sooooo many issues with management - it's unbelievable.

We haven't had any laundry facilities since March due to some building code violation - and I'm getting pretty tired of lugging my laundry to my bf's or parents place. I think they skimped on craftmenship when they remodeled the building; one example being they improperly installed the air conditioning unit in my apt, causing water to literally FLOOD into my apt. I was without heat for several months - they provided me with a $10 space heater that ended up breaking down after two weeks usage. And this, my friends, is only the tip of the iceberg.

I pay $800/month for 400 sq ft, and seriously feel like I'm being screwed, and I feel justified in forewarning those of you that are interested in Urbane Washington. Sorry for the bad news

it wasn't craftsmanship that got skimped on, the owner failed to pay several contractors so they left. jobs got taken over numerous times by different contractors so no one really knew what was going on. just watch, you'll never realy see the same people working there for more than a few months at a time. kinda makes you wonder?

Do NOT live in Urbane! They are still having problems with the management, and the leasing agents will only be nice until you move in. Then, if you have a problem, they will ignore it for as long as they can. The lights have been out in the stairwell for at least 6 months. I can't remember them ever cleaning the stairwell, the basement smells like mold, the walls are paper thin and you can hear spoken conversations of your neighbors, the banister in the stairway broke off when the last tenants moved out and they didn't replace it, they just removed the old one and left the broken holders on the wall. Last winter the basement flooded so I called the emergency number. NO ONE ANSWERED! I couldn't even leave a message, the phone just kept ringing. They now have an answering service but I left a message for someone a few weeks ago and no one has called back. I am glad to be out of this place soon!
