As a former resident of a similar sudivision in Independence Township, I can tell you a little about a community well. A community well is basically a large well pump that serves your particular subdivision, and nowhere else. The water is always safe and clean; don't worry about that. I would, however, check to make sure the home has a water softener to remove the rust from your water, and if it doesn't, make sure you install one. Basically, it's pretty hassle free. You will have to pay for the water, but the cost will be minimal in comparison to city water. The only disadvantage I can think of is that if your neighborhood loses electricity, you lose water as well, but power outages are rather infrequent. Overall, I'd say that a community well is not a negative thing, and it should not deter you from buying a home. One last thing- if your community has a well, you may or may not have a septic system instead of municipal sewer. I would recommend finding this out, and having the system inspected before buying the home. If the inspection comes in clean, buy the home, and if it doesn't, stay away. Septic systems only need to be pumped once every two to three years, so it's cheaper than city sewer. Overall, don't let these factors deter you from buying a home in this neighborhood. They're hassle free, and in many ways i prefer them to municipal water and sewer. I hope my post helped, and I apologize for its length.
