Living in Berkley and knowing the homes and prices here, this statement really surprised me.

So I looked it up on a competing website (city-data.com doesn't list this handy statistic). The average residential price per square foot in Troy is $116, for Berkley it's $152. And just to fill out the list, Royal Oak is $157 per square foot and Clawson is $105.

Troy has a mix of housing stock where depending on the neighborhood could be anything from 1950's sprawling ranches, to 1960s split levels, 1970s colonials, and 1980 era housing, or 1990's/2000s McMansions. Condition can vary too very much from house to house. Housing stock in western Troy is often similar to that in Bloomfield Township and West Bloomfield.

Troy Schools are excellent. Keep in mind that areas near the border of Troy may go to neighboring school districts. The southeastern corner of Troy, west of Beach Rd. up to a little north of Wattles Rd. goes to Birmingham schools. Another portion north of there goes to Bloomfield Schools, and the far northwest corner I believe goes to Avondale schools.

Traffic can be challenging at times, but it is managable. In the mornings I-75 will back-up from about Rochester Rd/14 Mile until about 8 Mile. It can be slow to stop-and-go through that 5-6 mile stretch, from about 7am-9am. Lately, with the increased number of workers downtown I-75 also is slowing down a lot in the mornings from M-8 the Davison to I-94. In the afternoons, I-75 is very slow from about 6 Mile/McNichlos up to about 12 Mile. Commuting during peak times is going to be 45-60 minutes door-to-door.

Woodward Ave often moves better than I-75, which is why Berkley and Royal Oak are convenient to downtown. Woodward to Square Lake to I-75 is convenient for access to Auburn Hills too.

Troy generally has bigger lots and newer/different housing stock than the inner ring suburbs like Berkley and Royal Oak. Troy Schools are much more highly regarded than the others.

I came across a short time lapse of what 75 from downtown to Troy is typically like. Like others have been saying, mostly stop-and-go but still flowing a decent pace.
