Good afternoon,

Looking for feedback on Waterford vs the downriver suburbs? Waterford in the "sketchy" areas near Pontiac...

I currently live in Flat Rock and commute to the GM Tech Center in Warren and Detroit Hamtramck assembly and just got news that I will likely be transferring full time to Pontiac Stamping. I've been considering a move closer to work for awhile even though i really hate to leave the downriver area for a while, but i think the distance from FR to Pontiac will be enough to finally push me over the edge.

The issue I am having is that most of the prices in Oakland county are far outside of my downriver budget. (i ideally want a single family home for under $1k, between 800-900 would be ideal, but im trying to stay realistic..) The one area I am finding reasonable prices is Waterford.. but all close to Pontiac.. (48328 zip) Ive read some horror stories about the area on these forums.. but im not sure if thats comparing it to the surrounding OC areas, or just in general.

Does anyone have any feedback on how the area compares to say Lincoln Park or Taylor?

I've been through that area numerous times and it's pretty alright. It's more similar to Taylor than it is to the fancy OC suburbs just south of there.

Pontiac's more problematic areas seem to be more towards the north and east side of the downtown area but, imo, is pretty tame if compared to an area like Detroit or other high crime city. Comparing Pontiac to the the suburbs nearby then yea, it seems like an outlier for the area. Pontiac used to have worse crime, but lately it seems to be easing up in part due to the improving economy, though domestic violence and drug use still seems pretty high. Overall though, I'd say you'd be alright in Waterford.

I feel in general Pontiac is not desirable and I would not want to live there or close by. I think you would do better renting an apartment in a safe suburb nearby.

That area of Oakland County is generally less suburban than Wayne County, where there is a streetlight every few feet.

I was through there recently with family and the neighborhood on the west side of Pontiac with streets named after Indian tribes was quiet with nice houses (all the abandoned schools on the main roads is a different story). The east side of Waterford was decent too...just not as fancy as the large lakeside homes elsewhere in town.

Having lived in Taylor for too many years, I am always shocked when someone says they are lookniung for a place that is like Taylor...
