Allen - good analysis of what has happened in Detroit. The Headlee Tax amendments impact the whole state, however. Along with the second or third mortgages. Ask some of those new millionaires in the mortgage business.

You are right on. There is no city that is more of a ghetto than the city of Detroit. Sad but true.

The saddest part is that it wasn't always that way...at one time, generations ago (prior to white flight) it was a beautiful, safe, thriving city. Those days are long gone and will not be back.

Unless you're black, you'd have to be an idiot or a liberal nut to buy a house in the City of Detroit, and even if you're black, it would probably still be a bad move. The city is filled with crime and poverty. Do you really want to be a part of that?

If your goal is to buy an inexpensive house, it might be better to live in a rural area, buy a gas-sipping economy car, and make a long distance commute to your job. Alternatively, you could consider the less-expensive inner-ring suburbs, though I'm not sure what shape they're in. Might be some cheap areas downriver (south of the city), but then again, you're liable to run into the same problems of crime and poverty that you'd have with owning a house in the City of Detroit.

Their are many area’s of Detroit that are family friendly and homes well kept. I am willing to bet that most of the people who are downing Detroit the most have not actually driven thru many of the places that they put down. Detroit has problems, the schools are bad and there are many abandoned buildings. The other side is their are active areas where people are caring about their community and their homes. Detroit is not a super ghetto it is an urban city that has a lot of problems but it is not down for the count yet. Take a drive thru the city and really look at the homes, look at the people, see their children and then tell me that Detroit is a burned out shell. Want to know something interesting the area of the city that is labeled the worse area of Detroit is Brightmore For those of you who don’t know Brightmore has a high concentration of white people. Personally I rather live in a sewer than live in Brightmore. Just my hooest thoughts by the way I am white, grew up in Detroit and live in Romulus woodhaven area now because of convience to hubbys work. As far as crime and poverty just look at Wayne -Westland , it isen't called Waste land because of litter. Diane Eileen

I have. Many times. In my opinion the city of Detroit is a big ghetto. And even if you find a decent neighborhood for which to live, are you really going to send your kids to the Detroit Public Schools? NO! Better start looking for some private schools...

dianeeileen I bet most of them have driven through, how can you possibly deny that Detroit is not a "super ghetto" compared to any other city in the United States it is. oh - wait maybe you haven't been there. Or maybe, living downriver has done something to your senses.

There was an article in the news yesterday about how cars are more expensive than houses in Detroit. The Detroit area was the number one place that lost money in housing last year while others has big gains.

They told of one house selling recently there for $1300! Another for $7k. The whole premise of the article is that the houses are in shambles in the city of Detroit and you can get them cheaper than cars.
