Hello all!! I was very excited to find this forum! I'm a real estate investor and developer from the metro Detroit area, and now looking to do some development projects in Detroit City... I'm trying to familiarize myself with all the different neighborhoods and learn their histories and potential and such like that. I truly do believe that Detroit will make a comeback in less then a decade! I do really hope that the high speed rail project connecting Detroit to local cities even as far as Ann Arbor would be an astonishing way to bring the people of the burbs into visiting the city again! And once you have constant visitors, the attractions and opportunities downtown will start growing! Its common economics LOCATION LOCATION... detroit definately has the location, and by making it a center hub by connecting better to the surrounding Counties, and even to downtown windsor ( i would love to see a high speed rail system across the river connecting the downtowns!!! With the new nexus cards being issued for quick border crossing its more then possible)... would make detroit being to flurish once more!
The Midtown part of detroit is a really small nice community! The developments of condos and redeveloping office building and even the inclusion of Campus martius park are really starting to attract younger couples, single nesters, and educated individuals that love the city. This redevelopment has to start spanning out into the surrounding neighboorhoods as well. These crumpling neighboorhoods are the ones that foster crime and danger, these are the ones holding detroit back from growing again or from bringing people back in!
If everybody here that loved detroit would purchase a abandoned or forclosed home in one of the neighboorhoods and demolished it and just put the lot for sale or keep the lot for a few years this is what would happen! ($2000 total cost for the house plus demolishion with clean up!)
A developer like myslef could purchase a now demolished whole block and put new green development houses that are attractive to move into, or develop individual gated communities with security and convenience connecting them to the entertainment of downtown!
There are over 60,000 forclosed and abandoned houses in the city and these are driving up crime, and driving down the prices for the surrounding neighboorhoods and houses! If all these 60,000 plus houses were demolised the price of remaining real estate in the city would sky rocket, crime in these bad neighboorhoods would fall, and room for new development would be possible and very attractive!!!!!!!!!
These are my ideas! Im trying to start a campaign where i can have people donate the cost to buy and demolish an existing abandoned or forclosed home! Let me know your support! I will start working on a website and put all this together! Let me know who's with me!
