Ol tiger stadium is mostly or by now completely gone. A week or two ago we ate at Slows for lunch and they were wroking on tearing down the last reamining bit of the stadium. For whatever reson, the City of Detroit is really fond of empty lots filled with weeds and rubble. They are now talking about tearing down the train station in order to create anothe lot of weeds and rubble. They just cannot seem to get enough weeds and rubble.

By now you probably made your visit./ How did it go?

If not and you want to view some of the decay, try going all the way down Jefferson to Wyandotte. Wyandotte is nice a really neat city (you will know when you get there) and it is a fun place to stop for a meal or a drink. However the route to Wyandotte from Detroit takes you through DelRay, River Rouge, and Ecorse if you venture carefully to either side of Jefferson along the way (with your doors locked), you will experince the loss of the City. It is really sad. Some parts of Del Ray are just plain empty. No houses, no people nothing. Just empty lots and an occiasional abandoned building.

Probably well outside the city limits is where "safe" starts.

Not so. Downtown area is pretty safe. It is the surround8ing areas that are a bit rough.

"Safe" and "unsafe" in the context of visiting Detroit and looking for areas in which to live/relocate are two totally different considerations. If you're planning on taking a trip to Detroit solely on the premise of visiting the City, I recommend staying at the Marriott, located in the Detroit Renaissance/GM Building. There are several stores and great restaurants (Seldom Blues & Andiamo's-affords you the beautiful view of the Detroit River and Canada-Windsor, Ontario while dining) , Coach Insignia, plus a sleuth of fast food restaurants, the post office, financial/banking institutions, etc., all conveniently located right in the building. The Marriott is also close to the Detroit Institute of Arts (DIA), African American Museum, DuMouchelle Art Gallery, Comerica Park (baseball stadium), Ford Field (football stadium), Greek Town & Mexican Town, Belle Isle and Second Baptist (Harriett Tubman Underground Railroad port). If you would like to actually branch out into the City, drive straight up Woodward (North) or Gratiot (North). Visitors love to drive on/see the infamous "Eight Mile". Both Woodward & Gratiot are straight shots to 8 Mile Rd., which runs East-West. You can drive onto 8 Mile, turn around and head back to Downtown Detroit (Marriott).For living/relocation purposes, Palmer Woods, Sherwood Forest, the University District, Indian Village, East English Village and North Rosedale/Rosedale Park are beautiful areas.

Thanks for the info. Well I'll be visiting the city to purchase some real estate. Primarily apartment complexes and multi-family units. No kids, so the trip is definitely business. I've been conducting my own research and found the Boston/Edison District is a more desirable area, and the Highland Park area is an area where you would not want to go alone.

What are your takes?

Thanks all for your responses and info. I have not left yet, I'm planning to visit during the fall. Maybe I should have been more detailed in my post. I'm going to Detroit to purchase real estate. Apartment complexes and multi-family homes. With that being said, what would you say are areas where I should rethink investing, and what areas/neighborhoods are recommended to invest in commercial property. The zips I'm currently looking at and found some good deals are: 48223, 48238, 48215, 48227, 48205, 48227 and 48213. I understand this business entail headaches, just seeking advice to minimize the pain. Appreciate it!

My old zip code was 48205. Moved out in 1999. It was a great a neighborhood when I left. People were friendly, no crime, everybody was involved in the community, about a 50/50 mix of black and white. Now it doesn't seem so good. We sold our house for 67,000, now I doubt it would get 25,000 which is what we paid in 1991. The house next door is vacant, boarded up, aluminum siding stolen off the entire house, wiring, plumbing, furnance and duct work stolen. Quite a few vacant houses on the block now when there used to be none. The neighborhood has declined quite a bit in the past 10 years. To be exact, I lived on Carlisle and was the first house off of Schoenherr.
