Very cool! That intersection is really going to be quite developed, with Perkins and all. The area from the new Mariott to the intersection at Trinity and 53 has really come a long ways.

With Perkins? Are they planning a remodel or rebuild? Or are you just saying with them already being there?

Ahh I see. I feel like that Perkins needs to be remodeled to the current prototype. The exterior is really showing its age.

A note on the restaurant spot at the Residence Inn project. Looks like its going to be a hard one to fill. The site can hold a 4,500 square foot building and includes 47 parking spots with some additional shared parking with the Residence Inn. The problem is that most restaurants, like T.G.I. Fridays and most other sit down restaurants, need not only a larger building but also more parking spots. The site would have to be for more of a fast casual restaurant. Chipotle and Panera Bread both have already been talked and both have replied saying they are not entering the Duluth market yet. But I am sure in the next few months some restaurant will sign on being it will be closer to the hotels construction start date. Just wanted to let you all know.

That is a bummer! Boy, that really does limit the options, doesn't it? I realize five guys is going in the mall, but here are the specs for a five guys:
2,000 to 3,000 square feet
Ideally, 35 dedicated parking spaces
So, what else is there like five guys out there that could go there? Panera or Chipotle would have been perfect. I checked BWW - and they need a bit larger and definitely more parking!
I can't even wait for the construction to begin on the Residence Inn - do we have a construction date on this yet?

I believe construction is still set to begin in spring or early summer of 2009.
