Default Hermantown

I am planning on moving to Hermantown from out of state. I would like to build a new house. Any advice on developments, lots for sale or builders would be greatly appreciated.

There are a bunch of housing developments in Hermantown. The attached link from the city's website lists some of them. Recent Development

There some really nice developments in Duluth too-if you do not find one you are looking for in Hermantown. Hawk Ridge Estates and one around Ridgeview Golf Course, Harbor Highlands, and Crystal Village.

Sterling Pond Estates is a good site as it has lots over an acre and is still on city water,sewer, and gas. Sterling Ponds

duluthian2008 is on a distinguished road
Crystal Village is a great development! It just started off a few years ago and is home to three houses at the moment. More are being planned at the moment for construction this summer. Its extremely close to the mall area and also less than a minute for the Duluth/Hermantown border. What price range are you looking at?

I was hoping to spend less than 600K. I would like a lot larger than 2 acres. Any thoughts on an honest builder?

We all may be getting off topic, because you mentioned Hermantown. I'm sure there are plenty of lots available there. In fact, here's a decent search I found: http://www.trulia.com/MN/Hermantown/#for_sale/Hermantown,MN/LOT|LAND_type/

Unless there are some specific reasons you're shooting for Hermantown, I'd also take a look at Lakewood and Normanna township. Both are a few miles north of Duluth, with the majority of Lakewood outside city limits and all of Normanna outside. Plenty of big, reasonably priced lots out there. Most between 10 and 30 acres.

At $600k, you would have close to the most expensive home in Hermantown. I think you can build what you want for way less than $600k.

Things have been slower-not too bad. My dad is a realtor and he has noticed houses being on the market longer than usual the last four years but he thinks thngs have been way overpriced to begin with. New homes are built more quickly in Hermantown than in Duluth as a rule. so, I do not think you will really have an issue building what you want in Hermantown. You can still find nice 1-5 acre lots in and around the edges of Duluth too, and like aluminumpork mentioned, Lakewood and Normana have larger lots for sale too.

Will you be working in Duluth or Hermantown, becasue Canosia Township has nice rolling farm fields and some larger lots too. That's if you want a more country feel.
