Not ignoring that at all. When those homeowners become buyers, they too will create demand. But as homeowners, they form the supply side of the equation.

But they still often times went into the purchase they are currently in with no taxable benefit to owning, that's the point

No, the point is the "50% of homeowners" figure that keeps getting quoted is referring to the supply side of the equation. I'm saying the demand side (homebuyers) is just as important, if not more so.

Supply and demand in SFH markets are set by two fringe groups -- those who do not have such a home but are looking to buy one are on one side, while those who do have such a home but are looking to sell it are on the other. The rest of us simply aren't players in this market at the present time.

It's actually nearly 50% of home owners who have a mortgage do not itemize. I don't think anyone is saying buyers are unimportant but the homeowners with mortgages were demand side as well and most likely would be again should they execute on the supply side. The point is I believe the vast majority of buyers do not know how much buying a home impacts their taxes.

As if first-time buyers would not be prompted by their own curiosity to look into such an important matter or be urged by home-owning or otherwise more savvy friends and family to do so.

As if most people understand their tax return? You are entirely misguided here. Most homebuyers don't actually know what the impact buying a house has on their federal income tax is. The may think they know but on average. The tax benefits are vastly oversold by parents, by real estate agents and lastly friends who also don't actually know exactly what the impact is to them personally

Of course they don't understand their taxes. And even if they did, it's At best, a subsidy of part of 1 payment. but pub911 knows all. Just listen and she'll tell you.

That's simple math; the propensity of mortgagors to benefit from itemizing is greatest in the first full year and declines every year they remain in their loan..

it may be greatest but half of them get no benefit tax wise owning vs renting . in some areas rising real estate taxes can make up for a fall off in interest if you can itemize .
