until you are willing to sell it is only a place to live . some have no intention of selling and whether it is worth 300k or 800k is irrelevant . all that matters is the cost to live there .

In calculation of both GDP and the CPI, mortgage payments are split. One part is treated as consumption of residential services. The remainder is treated as an investment expense undertaken in hopes of realizing capital gains.

do you ask hoarders if their stock pile of junk is commodity as well?

Our home is a place to live. If we ever have to sell, the gains would be put towards another place to live, hopefully not a nursing home.

no different than our art collection . is it an investment ? i guess it could be if we ever sell any of it . but we have no intention of it at this stage so it is an expense and a consumption item . it cost us to buy it and it cost us to insure it . with no intention of selling it who cares what it is worth .
