Default Lower Valley area

I will be moving to El Paso next year and spent 3 days in March 2012 looking around. I liked the West and some of the Upper Valley and Central areas --seemed like the traffic was not as heavy as East. I'm not sure I visited the Lower Valley area (El Paso is BIG and I felt lost a few times).

I have viewed real estate websites with several houses listed in the lower valley such as on White Street, that look really nice in the pictures and the prices are unbelievably low. Why is real estate inexpensive there?

There seems to be no age-restricted (55+) housing communities in El Paso, except for the Robin Hood Mobile Park on Dyer. So, are there any neighborhoods that contain predominately older folks whose children are not living at home any more? Not that I don't like children, it's just that now I'm retired, I prefer neighbors that I have more in common with. I did read in the El Paso newspaper a while back that a luxury age-restricted community was being considered on the East side hoping to entice retired military to stay in El Paso. But that is years away.

I have lived in Austin, and a few towns in East Texas, but in my opinion El Paso is a wonderful city. I can't wait to move. I plan a few more trips to El Paso before I move.

The Lower Valley use to be one of El Paso's finest family orientated neighborhood's to live in but that was before 1971, it all really depends what you are looking for.The reason the houses are cheaper in the Lower Valley are associated with the whole neighborhood quality of people not saying that they all are that bad but you might find something suitable. There are no age restricted communities in El Paso as of yet, but they are building a new one called the Retreat at Monticello on the West side for people over age 55 but wont be ready till in about 20 more months.I'm sure you will find something nice in El Paso pending what you are willing to spend and there are neighborhoods that don't have that many screaming noisy kids around the Cielo Vista area, Good Luck.

It also depends on what you, or the realtor, considers Lower Valley. There are some seriously nice neighborhoods and houses in the area. I would take my time and do my homework before committing. My first home was near Bel Air and I very much miss that neighborhood.
