But then, it's also very scary when you read news like this: British homeowners of ‘illegal’ Spanish properties still petitioning EU for justice – Expat - My Telegraph

Would like to seek opinion/comments on the following:
1. When do you think it's time to purchase Spanish properties? Do you think it is near the bottom already?
2. Will you be willing to purchase a Spanish property in the next 12 months if you can afford it?
3. How much do you trust the Spanish government and the Spanish banks? While Spain continues to rank among the least corrupt in the Corruptions Perception Index - Transparency International, forums and other comments on the Internet are full of reports to the contrary.
4. Are there regions in Spain that do not have the illegal properties problems at all?
5. Do you think Catalonia or other regions will secede from Spain?

It has reached the bottom and it is bouncing back. Now it's the best moment. Chinese and Russian and buying prime properties. Now, you can buy properties directly to the bank at very low prices. Now it's a good moment, probably the best.

Yes, that would be the best moment. If you are non-EC and you buy a 160.000 property, you obtain EEC residency permit,

Internet is full of crap and Spanish banks are administered from Brussels. The corruption appearing in Internet is related with illegal financing of political parties, it does not concern foreign buyers.


4. Are there regions in Spain that do not have the illegal properties problems at all?

Yes, any region without English, Scandinavian and German realtors swindling their own people, a strange similarity to realtors selling Florida swampland to New Yorkers back in the 20's.

5. Do you think Catalonia or other regions will secede from Spain?
No, it's all make-believe.

For me, personally, as a general rule of thumb I would never buy any kind of property, unless if it was naked land, in any "hot zone" when it comes to speculative or touristic buyers unless I actually planned on living in it full time. But, then, I'm the cautious type for one and two, I'm of the belief that property and land are something that should never be speculated on or seen as some type of investment vehicle

We should all turn to the barter economy we had here in the year 1000.
National currency: Bear ham
Main mortagable asset = Sword
Safe real state where to build a house without being robbed, killed and your children raped: property located 10 to 20 meters around any church, a walled city or a heavely fortified country house.
No real state market, generally occupants were dispossed of their properties when they were granted by some Royalty to pay debts.
But not very practical, if you visit Alcampo (a macrostore) carrying three or five bear hams, you will be arrested inmediately

Perhaps, but it's still worrisome that the Spanish government allowed so many of these illegal properties to be built and sold.

Well I think In recent time the Most British buyers are interested in investing their money in Spanish property, they consider it will be a good investment.

En serio????????

How can you be sure that this is the bottom? Many, many people believe the EU is going to collapse as America continues to fall. If I want to buy a place for my own enjoyment, well, OK, I can understand that but for investment????? Caveat emptor!

There is always a risk/price equilibrium. The higher the risk, the lower the price, and vice versa. If you wait for the risk to go down, the price will go up. The big gains are the ones made by the ones that take the biggest risks. So are the big losses.

The market has already discounted all of these factors. There are a lot of savvy people besides you who are constantly weighing these factors, and the price today reflects the risk today.

Just as in the US, the county is responsable for issuing construction permits and dictating zoning laws.
When those English bought and built those houses, they were building on land not zoned for urbanization.
In many cases, those houses are on small municipalities out in the boondocks, and the City Council does not have any Civil Engineer.
They have to rely on the "Diputación" or the Self-Goverment to control illegal constructions, or Green activists.
I see a lot of English doing things here they probably do not do in England, such as parking trailers in areas were such things are not allowed, letting dogs unleashed on beaches and a large etcetera, so it's quite probably that the owners of those houses knew there was something iffy in the entire operation.
