Default Fayetteville Clabber Creek V subdivision

Will be moving to Fayettevillle this summer.Would like comments on the Clabber Creek V subdivision - Song Bird Place, Brush Creek Drive area. Houses on internet seem nice for the asking price. Does anyone know if they are well constructed? In what area of Fayetteville is this subdivision located? Is this area in a flood plain? Are there a lot of apartments, student housing or rental units in the neighborhood? The crime check shows some nonviolent arrests from a couple of years ago around there. Safety concerns? I know realtors can't comment on some issues so would like to hear from people who know the area. We are an active retired couple, no kids. Is this a good area for us? Would like to stay under $200,000. Would appreciate suggestions on other locations. Thank you!

I live VERY close to the Clabber Creek subdivision. Just a couple sub divisions away. Clabber Creek and my subdivison are located in West Fayetteville. It is a very nice neighborhood. As far as I know they are well constructed. My friend lives in one an has enjoyed it.

You may be in a flood plain. My neighborhood is in one. We are required to purchase flood insurance.

Clabber Creek is mostly families that own. No problem with crime in our area. I would buy in Clabber Creek in a heartbeat.

I think you'd be fine in the Clabber Creek. Only single family homes to my knowledge. Because this subdivision is so close to one of the elementary schools (Holcomb Elem), there probably are not a lot of college students living in the neighborhood.

The one thing I would hesitate on is driving distance to grocery, etc. Being that you are retired, you won't have to deal with the morning commute

There is a nice sports complex nearby. And the Hogeye Marathon used to run out that way (the course has changed in the past couple of years so I'm not sure if it still runs out there).

Clabber Creek puts you in a subdivision near "nature".

Thank you both for the info. Plan on being in Fayetteville sometime in April. Looking forward to looking around- sounds like a great retirement destination. Appreciate your comments.

That area of Clabber Creek is mostly young families and college students. There are several rent houses but the houses are nice and seem to be well built. Certain parts of the neighborhood have a POA but it seems to be pretty relaxed. Walker and Associates constructed most of the neighborhood but there are some other builders there as well. I honestly am not sure it would be a good spot for retirement due to the younger crowd that seems to live there. A friend of mine lives there and his neighbors were a retired couple that had their home built new. Their home is already for sale after only 3 years and he isn't sure why they are moving out. They may just be moving because my friend never mows his lawn.

Bagelw, Thanks for the info - we think we're still "young" although we're retired (early 60's). Have an '07 Mustang GT 6-speed that should be a lot of fun on the hilly, curvy roads. Maybe we'll check out the older couple's house next to your friend (tall grass, right?). Does anyone know if there are neighborhoods in Fayetteville that are mainly an older crowd (don't know if we'll fit in with them either)? Will be coming your way soon - appreciate any comments. Thanks.

jetvet~ The great thing about Fayetteville is most neighborhoods are "eceletic." You'll find families with young children, UofA students, young professionals( no kids), and "retirees" living in the same neighborhoods.
